Texas Self Storage Builders is operated by Compass Camper LLC, an Oregon-registered marketing company doing business as Compass Lead Group. We are not a self storage construction contractor and we do not perform self storage construction work.
It has two jobs. One is to set out, step by step and with a source on every rule, what a storage facility in the San Antonio, Austin or Hill Country region has to get through before construction. The other is to pass a landowner, developer or operator who wants a price to a single independent building contractor.
Where your request goes
One company: Suburban Buildings, LLC, at 635 State Hwy 46 E, Suite 202, Boerne, TX 78006. A storage request sent from any page here reaches that builder and nobody else, under a written agreement with Compass Camper LLC dated September 15, 2026. That agreement also covers other sites Compass Camper LLC runs. It is the only builder this site sends requests to.
Two things are on file here about them. The first is an insurance certificate: general liability through Scottsdale Insurance Company, $1,000,000 per occurrence, $2,000,000 in the aggregate, good until March 1, 2027. The second is their Better Business Bureau listing, which on September 6, 2026 showed them accredited, rated A+, with no complaints. This page carries no reviews of them and no warranty terms, so get their warranty in writing as part of any contract.
We are separate businesses. Their office is in Boerne, Kendall County; how far that is from your land is yours to weigh. After a request arrives, whether to call, to ask for the site plan, or to pass on the project is their call, and whether to hire them is yours. Nothing is agreed until a contract is signed between the two of you.
Documents worth requesting from any storage builder
Of the documents below, we hold only the insurance certificate, dated September 14, 2026. We neither collect nor publish the others. On a project of this size, request every one of them, whichever builder you choose.
- An insurance certificate mailed or emailed to you by the builder's own agent.
- An itemized estimate that prices the building package, the slab, the site work and the paving as separate lines.
- A construction contract that sets out how changes are priced and ties each payment to finished work.
- Proof that the plans were submitted to TDLR, which the owner must show the local permitting office on a project with an estimated construction cost of $50,000 or more.
- The warranty, written into the contract itself.

That list has no state license on it. The Texas Department of Licensing and Regulation's list of the industries it regulates includes air conditioning contractors and electricians but no general contractor, commercial contractor or home builder program. The Sunset Commission's July 2009 report on the Texas Residential Construction Commission noted that Texas required residential builders only to register, while 28 of the 32 other states that regulated residential construction required a license.

Each zoning rule, fee, statute or program statement on this site is drawn from a single record, and each record carries the page it was read on and the date. A city code that is silent on something is reported as silent. An agency that publishes only a map viewer or a parcel search gets a pointer, not a guess at its answer. You will find no occupancy, rent or return figures for any market here, and no testimonials, project counts or awards: this site is new, and it has none it could honestly print.
