Storage condos and garage condos in Texas

How is a condo building different from a rental building?

Physically, the units are usually larger than rental units: wide, deep bays with tall doors for vehicles, boats or a small business's equipment, sometimes with a mezzanine, sometimes with utilities to each unit. Because each unit has its own owner, the walls between units matter more than in a rental building, and so do the utilities: an owner will want to know what is metered separately and what is shared.

Legally, how the units, the common areas and any owners' association are set up is decided in the condominium documents, and whether the land also needs a plat is a question alongside them. Both are for a Texas real estate attorney before the first unit is marketed. Inside a city or its ETJ, dividing land to lay out lots needs a plat prepared, approved and recorded, unless every part is over five acres with access and no public improvement is dedicated. Outside that, the commissioners court approves the plat, and a county may not require one when every lot is over 10 acres and no streets or public areas are laid out.

What stays the same as any storage project

The land use still has to be allowed, and whether a code treats condo storage as self storage, as a warehouse or as something else is in the city's own code. The site still needs a site plan, drainage and access, and a building with an estimated construction cost of $50,000 or more is still registered for state accessibility review. The approvals on the development path apply in the same order.

Financing a building you intend to sell

A condo project is built to sell units rather than hold them, so ask a lender early how that changes what it needs. SBA's 504 page bars speculation or investment in rental real estate, which is one reason to ask any program about eligibility before counting on it.
